"Highest and Best" – Narrowsburg Party Property For Sale - Orange County NY Real Estate

In real estate we often talk about the “Highest and Best” use for a property. for example there might be a multi-family home in a commercial district that would make more money for its owner if it were converted into a restaurant or retail space. Highest and Best. One of my favorite things to do is to imagine how a home will be used. Imagining keeps me from serial homeownership! So, I think “Highest and Best” for all the homes we list. 6157 NYS Route 97 presented a bit of a challenge. Not because I couldn’t come up with a “Highest and Best” use, but because I thought of too many! But they fit a pattern. My “Highest and Best” use for this Narrowsburg NY country home is PARTY.

Every common room in this home presents as a location for a perfect party of a specific type. The best part? With 13 bedrooms (you read that right!) you can house all your party guests. There’s also an additional kitchen in the main suite, so if you need a little privacy to make and drink your coffee and bagel the morning after, you’ve got it!

THE LIVING ROOM – SUPER BOWL PARTY

The living room is sunken which makes it qualify as a “man cave” without any unfortunate 1970’s wood paneling or scary couches. There’s a fireplace to keep you cozy in February and a central spot for a TV just above it, there’s a giant built-in sofa and a spot for another giant sofa to seat everyone who’s come to stay. The kitchen is just above so chip and dip refills are close AND there’s a view of the indoor pool a level below on either side of the fireplace. Those who aren’t football fans can take a swim and you can all still see one another. It’s kind of nuts!

THE SUNROOM – SHOWERS OF ALL TYPES

This is a serious sunroom. Gorgeous wood ceiling with built in lighting, multiple seating areas, views of the property and so much space. It would make the best place for baby showers, wedding showers, a graduation party, engagement party, birthday party, book club. Anytime you want to celebrate someone else this room is a great place to do it!

THE POOL - POOL PARTY!

An oval pool in an oval room with wood ceilings and light light light. Take a swim on a snowy day or in the heat of summer. It’s perfect and in pristine condition. Spa day, morning exercise group or just your standard, awesome pool party! Oh! I almost forgot to mention the Jacuzzi, the 8-10 person sauna and the 3 changing rooms. Seriously? This place is awesome!

THE KITCHEN - BUFFET & COOK-OFF

The open kitchen is great for entertaining. Galley style with a huge island for prep or serving. Pizza Party, Wine and Cheese Party, Cupcake Decorating Party, Cook-off? You can have some great fun in this kitchen.

THE GAME ROOM - HANG OUT!

This is the spot for my favorite kind of party – the hang out. There’s room for a pool table and there’s a bar. Both have a view of the pond and fields outside. Take a swim, play some pool. Play some pool, grab a drink. Rinse. Repeat. Love it!

GREAT OUTDOORS - YOU NAME IT

This property really lends itself to outdoor parties. Nice level land with access to the pool and the pond is the perfect place for a tented wedding reception. Garden party? Of course! It’s also a great place to play pick-up football, baseball, badminton, bocce, soccer or create a really fantastic Frisbee golf course to use all the time. Don’t forget, you’ve got room for the whole team to stay!
