Perfectly placed to have your cake and eat it, too: Lake Hill is just a few minutes up the road from Woodstock, but you could be in the middle of nowhere, if you like, privately sited on the side of one of the Catskill Mountains in Lake Hill, with Cooper Lake perennially glimmering through the woods.
Cooper Lake is the largest natural lake in the Catskills, bigger now than before being expanded for use as a City of Kingston and Town of Ulster reservoir. You can’t swim or fish there, but many people go there to drink in the beauty year-round. It’s a great local landmark as you head out on Route 212 northwest from Woodstock.
Another way to approach Cooper Lake is by going straight onto Wittenberg Road from Route 212 where it turns right at the Bearsville post office. Just ahead of you, before Wittenberg curves left, is Cooper Lake Road, one of the prettiest roads around, even before you get over the hill and head down the packed-dirt road towards the lake; that’s a view I love, where Cooper Lake appears as shimmering vertical stripes between the trunks of trees lining the water’s edge.

Strictly speaking, Cooper Lake is half in Bearsville and half in Lake Hill, in a valley of gorgeous forest lands surrounded by the Catskill Mountains, including Mt. Tobias and Wittenberg Mountain to the southwest, Tremper Mountain to the northwest and, northeast of Woodstock, Overlook Mountain. Before 1800, the center of Woodstock was at Lake Hill, when Woodstock stretched as far north as Windham and from the Kingston, Hurley, Saugerties lines at the foot of the mountains to the west branch of the Delaware River on the west. Geographically you could still say Cooper Lake is the center of the Town of Woodstock.
From Lake Hill you can zoom down to Woodstock for a ceramics class at Byrdcliffe, cruise to Phoenicia for the Catskills Fly Fishing Tournament, swim or hike at Wilson State Park, pick up the Mt. Tremper-Willow trailhead for the Phoenicia-Mt. Tobias Wilderness or check out the Ashokan Reservoir from the rail trails.
Whether you’re taking advantage of the outdoor activities available in a paradise such as this, or if you’re simply looking for somewhere to live that’s attractive and quiet yet handy to all kinds of resources, Lake Hill NY can’t be beat. There are great libraries in Woodstock, Phoenicia, West Hurley and Hurley. There’s music at Maverick Concerts and plays at the Byrdcliffe Theater in the summer and all year-round at the Bearsville Theater and the Colony… that’s without all the pop-up shows you’ll find here, there and everywhere around town. The Woodstock Playhouse presents music and plays of all kinds. Ask around about the full moon gatherings at Magic Meadow.
Woodstock, of course, was known as the Colony of the Arts before it became the most famous small town in the world. Creative types have been flocking here for a long time, and I’m certain there were artists in the old farmhouses even before Ralph Whitehead showed up to start the Byrdcliffe colony on the hills above Woodstock. Maybe it’s the clean mountain air; it goes to your head. Lake Hill NY is at a higher elevation than the hamlet of Woodstock, so the air is just that much purer there. Breathe!
Peaceful woods, mountain views, rushing streams, old stone walls and Cooper Lake… Lake Hill is a paradise, just west up the hill from Woodstock and minutes from Route 28 and everywhere you want to go, if you ever want to leave! Look out your front door at the blue mountain facing you through the trees from a two-bedroom, one-bath pretty wooden Lake Hill farmhouse for sale on 10 acres of Lake Hill real estate with an option to buy another 50+ acres out back. Splash under your own waterfall, sit in the stream, wander through the Lake Hill NY woods and fields. Who could ask for more?
How about this: relax on the three-sided screened-in porch with a Catskill mountain view over your Lake Hill NY back yard and a mountain view from the master bedroom loft of an 1,850-square-foot Lake Hill home for sale just down the road from Cooper Lake.
