Tivoli NY is a lovely little Hudson Valley town with equally lovely real estate. If you think small river-town real estate is for you, start in Tivoli.
Tivoli is a charming, tastefully developed, tree-lined village of well-kept older wooden homes with lots of hip little businesses snuggled in between them. Head north, south and east out of town and you’ll immediately find yourself in the midst of fields, farms, old barns and silos, country estates and pretty lanes leading into the woods. Head west and within a mile you’re at Tivoli Landing with the Hudson River before you and the velvety blue Catskill Mountains as a backdrop.
Aside from having the Hudson at its doorstep, Bard College is a major factor in the character of life in Tivoli today. It’s just down the road, and lots of Tivoli residents and community members were once Bard students. Think of Tivoli as a tiny artsy college town completely within the Hudson River National Historic Landmark District… which is a good thing, because the zoning is strict, and the quaintness of the town and its historical significance are respected and maintained. Tivoli NY is a bewitching combination of cool and old-fashioned.

As in so many other upstate villages Tivoli has festivals and traditions; there's a Yard Sale Day, all-family Community Day, Winterfest and holiday tree lighting. They’ve got a Memorial Recreation Park Playground with a pavilion, a much-used basketball court and skate ramp, a lovely community garden and baseball field. You’ll find a busy town library, a senior citizens group, Masonic Lodge and American Legion.
The arts are well represented in tiny Tivoli; perhaps that’s why it feels so attractive. Since 1990, Tivoli has boasted the Kaatsbaan Cultural Park, nurturing the next generation of dancers and offering year-round dance performances and residencies in a spectacular 153-acre setting (once a horse farm belonging to grandparents of Eleanor Roosevelt, who spent summers there).
If you want to hear a play-reading and still be in the midst of village life, check out one of Tangent Theatre’s pub readings at the Traghaven Whiskey Pub. At the Tivoli Artists Gallery members make all the art and do all the work. Artists also run the Hotel Tivoli: Brice and Helen Marden have garnered a lot of press around their art-filled inn - it was chosen as one of the world’s best hotels by Conde Nast Traveler. And don’t miss author/garden designer Bettina Mueller’s Tea House Press, where she hosts tea gatherings and gives workshops on flower arranging and garden design.
Other businesses of note in town include a used book store, a gourmet ice cream shop, a luxury yarn/fiber shop, sailing school, chairmaker, general store (with marvelous breads) and, last but not least, Santa Fe Tivoli, a top-notch Mexican restaurant that was here before all the others flocked in.
Getting on the river is easy in Tivoli. Tivoli Bays offers the opportunity to paddle around for some serene bird-watching. The North Bay is intertidal marsh; the South Bay’s mudflats are exposed when the tide rolls out. You can land at Cruger and Magdalene islands and watch the osprey feed on the shad running up the Hudson to spawn. Besides that, you may catch sight of bald eagles, red-tailed hawks, kingfishers, snow geese and even swans! (You can also put in at Tivoli Landing.)
The benefits of owning Tivoli real estate are pretty obvious: It’s a small, quiet, historic village right on the river, so you’ve got phenomenal natural beauty and some gorgeous architecture, along with people who love their town: They point out that Tivoli spelled backwards is “i-lov-iT!” And though it feels like a little world unto itself when you’re there, Route 9G quickly leads to other town centers; Rhinebeck has a good small hospital, the train to NYC is in Rhinecliff and every kind of resource can be had just over the bridge in Kingston.
