One-hundred-and-fifty years ago, Bearsville was an agricultural community. The agrarian part of its history contributed some charming farmhouses that are always hot commodities on the Bearsville real estate market.

Through the 1800s the area saw the development of sawmills, grist mills, quarries, the tanning industry and glass production - these pursuits contributed some of Bearsville's current homes for sale as well. Near the end of the 1800's, people began to appreciate what was being lost amidst all this productivity, the pristine beauty of the region. Catskills-famous sites Overlook Mountain House and Meads Mountain House were built for those who wanted to revel in the nature in Woodstock.

When Bolton Brown surveyed the landscape from the height of Overlook, a defining moment came to Woodstock, because he suggested to Ralph Whitehead, future founder of the Byrdcliffe Arts and Crafts Colony, that this was a fine place for the utopian community he wanted to build.

So, the artists started arriving, and Woodstock became “a community shaped by the connections forged between newly arrived artists and those who drew life and livelihood from the very landscape that would find its way onto a multitude of canvases,” (well-put by Woodstock Town Historian Richard Heppner.) The architectural influence of the Byrdcliffe style is another contributor to the varied homes available for sale in Bearsville.

The Bearsville of today is perhaps known mostly for the sanctuary it provides to those whose homes are there. It’s mountainous, woodsy, full of streams and small watering holes. Wilson State Park is just a couple of miles west of the Bearsville border, but it’s certainly a major local summer recreational resource, with its small sandy beach, dog park, playground and trail leading to a wildlife viewing platform; some of the original stone walls from the farms that gave Bearsville its start can still be seen here.

Rick Volz Field is a community park right in Bearsville. It has a field for ball games, a playground, a picnic table pavilion and a popular dog park; this is the hometown spot, just down Dixon Avenue off Route 212. On the corner is Dixon Roadside, a cousin of the vaunted Phoenicia Diner, where you can get incredible comfort food (including a Friday night fish-fry.)

Other specifically Bearsville locales are the post office (this may sound silly, but going to this post office is a social event) and, in the same building, Cub Market (for many years the Bearsville Store), just where Route 212 turns right after the long straightaway from the village of Woodstock. On that straightaway just a tad back towards the village is Sunfrost Farms, a long-standing fresh-food market and good lunch spot with a pretty outdoor seating area.
