Garrison is otherwise composed of rolling fields and woodsy hillsides threaded with winding roads, with one third of the land permanently protected from development. The small riverfront neighborhood of Garrison Landing is a lively home for the Garrison Art Center, Dolly’s; Antipodean Books, Maps & Prints; Philipstown Depot Theatre, the Garrison Yacht Club and the town’s train station. Cold Spring is famously charming with shopping, great restaurants, and nighttime community events.

A quick glance at the map reveals that all of the town of Philipstown NY is largely hilly forest with development primarily along the main roads. In this case development doesn’t mean a lot of stores and industrial properties, but homes. The people of Philipstown realize the value of what they’ve got and make great efforts to keep it as pristine as possible. Philipstown is a Climate Smart Community. The volunteers of the Climate Smart Communities Task Force focus on decreasing overall energy use, developing a sustainable local economy, and inspiring everyone to contribute to climate solutions while conserving natural resources and protecting wildlife. Philipstown also has a trails committee working to ensure that people of all abilities can easily get around and enjoy the outdoors. Philipstown is packed with trails: Bull Hill/Mt. Taurus, Hudson Highlands State Park and the West Point Foundry Preserve are among the most popular. The Appalachian Trail passes over the Albany Post Road in Philipstown on its way to the Bear Mountain Bridge!
Garrison’s man-made attractions include the Federal historic home museum Boscobel and 20th-century Manitoga, two peaceful oases for walks, inspiration and learning. Also of note are Garrison Golf and Country Club and Garrison Yacht Club, Hudson River Expeditions and the Constitution Marsh Audubon Center and Sanctuary. Stonecrop Gardens is a must for anyone who enjoys the serenity of 15 acres of varied garden environments and Hudson Highlands views.
Philipstown NY has all this and convenience to the rest of the Hudson Valley. It’s bisected by routes 301, 9 and 9D, with easy access to the Bear Mountain Bridge, the Taconic Parkway and I-84. If you’d rather take the train, three stations serve Philipstown: one in Garrison, one in Cold Spring and one further south in Manitou, where visitors take the train to access Manitou Point Preserve which affords knock-out views of the Hudson.
Philipstown homes for sale are primarily single-family homes with some condos and a few mixed-use residential/commercial buildings. Nearly 25% of Philipstown homes were built before 1940; nearly 10% were built after 2000. That leaves 65% in between. Many Philipstown properties have mind-blowing views of the Hudson Highlands and the Hudson River.
Recently a luxury museum-like aerie perched 1,000 feet above sea level with views through 16-foot glass walls and a 560-foot terrace hit the market. You might also find a sweet bungalow with lake access.
