When it comes to Napanoch real estate and homes for sale the old adage about not judging a book by its cover applies. Napanoch is sometimes mis-read based on the impression Route 209 makes. If you're not acquainted with this beautiful Rondout Valley town, you might see the sign, “Napanoch,” and see Walmart and the other large-chain businesses that surround it and think it’s a commercial place. But that’s just Napanoch keeping it incognito.
Located in the beautiful Rondout Valley, Napanoch is a quiet hamlet of the Town of Wawarsing and, off the main drag, it’s country, surrounded by parklands, with Vernooy Kill State Forest to the north and Witch’s Hole, Minnewaska and the Shawangunks to the east. From Napanoch, the Catskills are visible in the northwest. Napanoch is on the Shawangunk Mountains Scenic Byway and is part of the Hudson River Valley National Heritage Area. Its appeal (which is one of the few remaining secrets of Hudson Valley real estate) lies in the historic structures and the undeveloped landscape that surround the hamlet.

While not a commercial center now, Napanoch has an industrial history. In the 1700's industry grew along the Rondout Creek and, later, the 1828 D&H Canal, particularly an axe and tool factory, which drew many workers to the area. (It may be coincidence but in the late 1800s and early 1900s a good percentage of the knives sold in America were made nearby in Walden and Ellenville, according to the Wawarsing Historical Society and Knife Museum.) Paper mills, grist mills, pulp mills, flour mills… Napanoch flourished.
By 1925 the Napanoch newspaper was reporting on the great summer business local boarding houses were doing with throngs who visited the town from NYC. On one day at the United Cigar Store corner, 12,000 cars drove by! It's fun to take a look at the picturesque old postcards of bygone days in Napanoch at Napanoch NY: The Early Years. We're in the renaissance of the Catskills resort area, but Napanoch is not one of the most popular spots at the moment (although people are beginning to recognize the name) which makes it a great place to buy real estate.
As a resident, you might frequent James General Store owned by James Dolaway, a past Napanoch supervisor. It's a hub for the community and displays a unique collection of portraits. An employee who worked there between 1996 and 2002 did a series of pictures of their customers, about 500 faces; some of them have passed or left Napanoch, but they are forever memorialized on the walls of the local shop. On a recent visit by one of our staff, one of James’ customers said, “From Accord north, the real estate is going crazy, but this area is still pretty quiet, and the prices are still better here.” Someone like James turns a home-town deli into a local gathering spot where anyone can walk in and be welcome.
Another hangout, The Paper Mill, “restaurant, bar, events,” makes the most of local culture and celebrates their team right on the home page, introducing themselves—the new owners (Ellenville ‘89)—the manager, chefs and everyone else. They explain that “the paper mills of Napanoch were part of the successful backdrop of industry that established the area. Our restaurant harkens back to the hard-working heritage of the local community and one of its founding industries.” This is where regulars gather weekly for music on Sundays or to celebrate birthdays, anniversaries and weddings. When you’re not watching the game on the big screen at the Paper Mill or having breakfast or a slice at Rické Len’s, you might be interested in the ghosts at Shanley’s Hotel or their guest book, which frequently included Eleanor Roosevelt. (Maybe one of the ghosts is her!)
Napanoch NY is the kind of place where the Fourth of July committee sponsors a spaghetti dinner at the Elks lodge, the community is invited to participate in a Halloween house-decorating contest and you can pick through your neighbor’s goods at a town-wide yard sale. Napanoch residents use Ellenville's for library (under three miles), and when you get there you’ll find everything you expect from a great library plus local and regional artists featured in the gallery, including children and adults, and the Terwiliger House museum next door, which houses a fascinating collection of memorabilia, including products of industries that flourished in the heyday of the D&H Canal.
When you’re ready to go outdoors for some exercise and fresh air, you needn’t go far from Napanoch. There are nearly 4,000 acres to explore at Vernooy Kill State Forest and the magnificent Shawangunk Mountains, or Gunks as they’re called around here, for hang-gliding, rock-climbing, sky-diving or just plain walking. Whilst there, make a point of visiting Cragsmoor; it’s truly remarkable.

Living in Napanoch means having several main roads to choose from that will take you to other parts of the region and an airport from which to go global nearby.
