The Right Exposure

90% of buyers use the internet to search for properties. We start there. 

Every house listed on the MLS goes to the three big real estate websites (Realtor.com, Zillow.com, and Trulia.com) and most go to a host of other smaller real estate sites. So does it really matter who you list your home with? It does. Let’s imagine a buyer searches for listings in New Paltz, NY. The properties contained in the list of results are like bits of hay in a haystack. There are ways for real estate professionals to push a property to the top of the haystack - not everyone knows what they are and not everyone is willing to go through the time consuming process of making it happen. We have full time administrative staff dedicated to tweaking each and every one of our listings to ensure that it gets maximum exposure on these sites. We also promote our listings through our social media channels and through monthly direct email campaigns to thousands of buyers. In addition we have two secret weapons, property videos and our Coldwell Banker brand.

Property Video

We have an on-staff videographer who uses state-of-the art equipment to take beautiful videos of our listings. We go to the time and expense to do this for 4 reasons.

  1. Properties with videos attached to them have been shown to get 10 times more views on websites than properties that don't. 
  2. The National Association of Realtors does a yearly study on buyer behavior. For the past few years it has shown that property videos are extremely important to buyers. They fall right behind photos and basic information like bedrooms and bathrooms. Yet only 2% of realtors nationally use video to enhance their listings' marketing. We want to give buyers what they need so they feel confident scheduling an appointment to see your home.
  3. Buyers who have seen a video tour of a property have a much clearer understanding of the homes layout, features, and character. A buyer who elects to schedule a showing after viewing a video tour is interested in the reality of your home, not an image they've cooked up based on a few photographs. It's as though the first time they physically walk through your home is actually a second showing. 
  4. YouTube is the #2 search engine in the country after google. People use it to search for real estate. We program your videos so that buyers can find them quickly and easily on YouTube and in Google video searches. We're commited to getting you maximum exposure.

The Coldwell Banker Brand

As a Coldwell Banker affiliate we have a couple extra tools in our marketing toolkit. The first is the Coldwell Banker Brand. With over 3,000 offices in 50 Countries Coldwell Banker is a brand that is recognized and trusted by consumers. Coldwell Banker’s average sales price in 2012 was 20% higher than the national average. 20%! Why? The Coldwell Banker National office asked the same thing. They did a consumer study to figure it out. The result? Consumers actually assume that a house listed with Coldwell Banker is worth more than if it is listed with another company (they showed a large test group the same house with a different logo attached to it and they valued the house significantly higher when it had the Coldwell Banker logo on it). Amazing! And great for our sellers!

The second extra tool in our kit is ColdwellBanker.com. With around 2.5 million visitors/month your listing will get a lot of extra attention from buyers if it’s featured there.

Print Advertising

Sadly print is struggling. Particularly when it comes to real estate. Only 3% of buyers found the home they purchased through a print advertisement in 2012. 32% found their home through an internet search and 34% through an agent. But we haven’t stopped our print advertising campaigns, instead we design them to drive people to our website and get them interested in searching on our site - where our listings are highlighted. Of course we’ll put your listing in print. But no company can advertise your listing in every issue of every publication. The most effective way for us to market your property through print is to point buyers towards our site where they can find your property every day at any hour. We’ve been very mindful about our advertising layouts over the past year. They’re clean, uncluttered and simple. As a result we’ve seen a 30% increase in the number of people who enter our website because they saw the address in print.  This is yet another example of the difference that mindful marketing can make.

Lightening Fast Response

We live in an age of right now. Years ahead of the rest of the industry Coldwell Banker developed a system that allows our agents to get a phone call, text and email within seconds of a buyer filling out a request for information on a listing that's appearing on a website. There are lots of systems that do this for a brokerage’s own website, often these tools will have a call center that is not manned by a real estate agent but gives a buyer a “warm up call” and then an agent gets back to the buyer at their leisure.
