2 Farmhouses for Sale - Catskills & Shawangunks

So many Ulster County homebuyers are looking for farmhouses with barns. When we search for homes we’re so often searching for something much more than a space to place our couch so we can binge watch some Netflix. Some of us are searching for open air, a connection to the land, a connection to history, to be surrounded by a craftsmanship that is uncommon in today’s world, or to have the space to make our art. Perhaps we’re looking to be enchanted, swept away by the fulfillment of our perfect-house dreams. Whatever we’re all looking for in a home, many of us find the farmhouse a perfect fit.

This year housing inventory is uncommonly low in Ulster County. In 2014 between April 1st and May 30th, 775 Ulster County residential listings came on the market via the Hudson Valley Catskill Region MLS. In 2017 that number has dropped to 603 listings. That’s a 22% decrease. Farmhouses come on the market and are snapped up within days. There are two mountain farmhouses that have just come on the market. They both have some amazing features that whisper to people’s need for connection with the land and with history. They are both, in a word, enchanting. They have unique personalities while sharing many of the same basic features: barns, ponds, mountain views, etc, etc. They do however provide an opportunity for a farmhouse buyer to make a real choice. Choosing between them is a question of “pick your mountain range” as one of them is in the Catskills, the other in the Shawangunks.

 

 

Farmhouse in The Catskills

1102 Wittenberg Road in Woodstock is a charming 1930s farmhouse with multi-pane windows, classic trim and adorable green shutters. Inside there are light filled bedrooms (3), a classic comfortable living room with a wood burning stove, a country galley kitchen, wood floors and a three season porch with mountain views. The 4,000 square foot post and beam barn is both majestic and welcoming, painted a sunny yellow. Step in and the history of the property enfolds you. Who doesn’t want that kind of life? A barn lover could be easily convert the barn into a main residence and have more room for friends or family. Farmhouse in the Shawangunks 

38 Rocky Mountain Road in Kerhonkson is a beautiful, renovated 1835 farmhouse situated on a six acre farm that was formerly a working dairy. While the Shawangunks are less a part of the collective consciousness of NY State than the Catskills, they are no less beautiful and they offer some adventure sport activities and some great farmland. This property might appeal to an adventurous spirit or someone who really wants to farm. Like the Catskill property this property comes with huge barn with a history. Built in the 1800’s in Pennsylvania the oak post and beam barn was disassembled and brought to Kerhonkson where the 5,000 sq ft structure was rebuilt with radiant heating and a stunning insulated lucite end wall that exposes the beams for the works of art they are, while allowing light to stream over every inch of the interior. Viewed from the inside of the barn through the lucite wall the property looks like a beautiful water color painting. Enchanting. Architectural plans are available to turn the barn into a residence and electric and water have already been installed. The 3 bedroom 2 bath house has an  exterior of chestnut planks. Inside there are abundant double-paned windows, an updated open kitchen with easy flow into the dining and living rooms. Lovely wide plank floors and exposed beams overhead provide comforting farmhouse detail. A sunroom/greenhouse affords great light as well as solar heat gain. There’s an additional room upstairs that can be used as a forth bedroom, office or den.

 

 

Outside are the rolling meadows, stately trees and hand-made rock walls of the farm.  And of course there are those mountain views we all long for as well as a heated 20' by 40' in-ground saline pool, hot tub and even a pond. This house is tucked away on a quiet country road in Kerhonkson which is only 15 minutes from the hamlet of Stone Ridge and 30 minutes from Woodstock.
