A Boutique Hotel For Sale in The Catskills
148 Tinker Street, Woodstock
Somewhere, inside everyone, is a piece – a piece that wants to be an innkeeper. Sometimes it’s a big piece and sometimes it’s just a little tiny piece, shoved in a small dark corner near the parts evolution has rendered unnecessary; but it’s in there somewhere! Search around a little if it hasn’t already tapped you on the shoulder. Find it? Hospitality may very well be part of our genetic code.
But, allowing that entrepreneurial part of you free reign to shape your life can be a scary proposition. You want your business to be cool and hip. You want it to have an aesthetic that’s distinct. There are lots of guest accommodations to choose from in the Catskills, you want yours to stand out. Starting from scratch, turning a property into a boutique hotel, takes some serious work. De-grannying a traditional B&B - that’s work too. Getting a website up and running and building a clientele and a social media following? All hard work. Wouldn’t it be nice to just skip ALL THAT?
If you’re ready to indulge your inner hotelier there’s a unique opportunity in Woodstock. The owners of "The Hippest Little Hotel" in Woodstock NY, after painstakingly doing all the work to build a successful business, have decided to move on to their next project! Enter you.
This unique little hotel sits prominently on Tinker Street in Woodstock NY. Tinker Street is Woodstock’s main street, populated by shops, restaurants and lots of visitors. It’s prominent not only because of its location but because of the eye-catching exterior color scheme. Erin Cadigan, an interior designer, and rock poster artist chose to paint the Victorian Farmhouse with bands of purple symbolizing the spiritual lift you get from listening to music. The stand out paint job shifts the building from quaint to cool and hints at what awaits inside.
Each of the 4 guest suites is accessible via a private exterior entrance, making this a hotel where guests feel comfortable staying for extended periods. If they like, they don’t have have to socialize, but if they do like, they can meet fellow guests around the fire-pit on the bluestone courtyard, or on the screen porch which is ideal for reading, napping, or playing board games.
The guest suites were designed by Erin Cadigan and have a rock and roll style uniquely Woodstock. Stunning custom wallpaper and fabrics, record players, retro furnishings, rock posters, and vintage photos combine to create a whimsical, comfortable environment.
The first floor of the big house has a 1 bedroom unit with a large living room, fireplace, eat-in kitchen, screened-in porch, and 1.5 baths PLUS a studio unit with its own side entrance which includes a mini kitchen and breakfast bar. Upstairs opens to a bright and sunny suite with living room/dining area with balcony and a separate bedroom. The charming cottage in the back is studio-sized with full kitchen and bath.
As part of the renovation important improvements were made (yes, they did that too!) including new wood flooring, new boiler, and oil tank, updated plumbing, and electric, mini-splits for A/C and supplemental heat, new tile and fixtures in the bathrooms, and new kitchen appliances.
Of course, if you fall in love with this Village Victorian and you prefer to keep your hotelier Jeanie inside his bottle, you can easily return it to a single-family home with a guest cottage. It’s always good to have options, isn’t it? But, as it stands, 148 Tinker St. in Woodstock is the easiest route to having a successful hospitality business in the Catskills.
