10 Reasons to Love a

Is it me or is "I'm Dreaming of a White Christmas" playing on repeat on every radio station? The DJ's in Upstate NY have really got to get a bit more creative this year! They might better play "You Can't Always Get What You Want"! The reality is it's not looking good for a Holiday Vacation filled with the white stuff. But you know what? While a snow-free town square might be a little less picturesque than all of us would like, there are some real upsides to the balmy December weather we're experiencing.

My Top 10 Reasons A Brown December Is Awesome!

#10. Barefoot Holiday Lights

I love white lights during the holidays. My husband and I wrap several dogwood trees, giant rhododendrons, azalea bushes and a couple

When we think of Woodstock, most of us think of the arts. So, take just a second to imagine what a home that exemplifies the spirit of Woodstock would be like....

It would have a connection to nature for inspiration. Wouldn't it? It would have charming spaces, outdoors and in. It would have unique details that go beyond traditional mill-work and tile, to surprises carried out with inventive, perfect craftsmanship. It would as if it grew in its spot over time, with each growth spurt marked by a different craftsperson with a different vision. Although those visions are different, they would exist in perfect harmony with one another. It would have developed just as the town has developed, incorporating new influences and welcoming each new group of

Hamptons Real Estate or Catskills Real Estate?

Years ago the Catskills just weren't considered to be as cool and as hip as they are today. A decade ago we didn't have any clients who were weighing the options of a weekend home in the Catskills vs the Hamptons. Now we have clients who are actually choosing to sell their home in the Hamptons and come live the country life with us in Upstate NY. We have more and more of these clients every year!

I'm lucky. I've spent the last 15 years splitting my summers between the Catskills and the Hamptons. I actually feel equally attached to both of the major NYC second home spots. So, I feel pretty qualified to make a fair assessment of the pros and cons of both places.

We'll start with the deal breakers,

It's summer. In the summer I want raw moluscs. The end.

No, but seriously. I grew up in Maine and lobsters and clams, steamed and raw, were a part of the whole summer experience. Plus my best friend basically won't go to dinner anywhere he can't get a dozen oysters and a really good martini to start the whole thing off. So, while it's unrealistic to expect there to be a clam shack on every corner in the Hudson Valley and Catskills, I have to know where I can some raw seafood. Luckily most of the Real Estate agents at Coldwell Banker Village Green are foodies. All you need do is ask for a recommendation and you're sure to get a great one, maybe you'll get seven. Here's what I got when I asked everyone where they go for raw fare this time of year.

I love a small cottage. There's nothing nicer than arriving in the Catskills and dropping your bag in your cozy cottage and heading out to do whatever you've got planned. Why are you so care free? Because your little cottage needs nothing from you! You don't need to attend to the many bedrooms, the sprinkler system, the 3 car garage that needs a good clean-out, the many bluestone terraces that need weeding. In a glance you can take it all in, see all is well, and go about your fun. That's the life! Smart you for buying Catskill Real Estate that gives you the gift of chaos free enjoyment.

If you'd rather sweet and easy than grand and high-maintenance here are a few cottages for sale right now that could help you live weekend bliss.

Woodstock NY Real Estate Serenity

When you pull up the long driveway to 176 Hutchin Hill Road in Woodstock, New York it's best to do it with your car windows open. I visited on one of those first Spring days when you could ride around with your car windows open and your nose tilted towards the windows to catch the air. Because of this I was struck first, not by the two houses, which are both lovely, but by a sudden deep feeling of calm accompanied by birdsong and the sounds of the nearby stream. Hutchin Hill Road sits high up halfway between Woodstock and Phoenicia, NY. This nearly 27 acre property is part of a natural level area with a valley below and more mountains above. I know we Catskill Mountain Real Estate agents bandy about the words "mountain views" all the time, we see a

Catskills Real Estate | Cairo NY

When I first saw the pre-listing photos of 278 Crows Nest Road in Cairo I quite literally freaked out. This is the sort of house that real estate geeks drool over - gorgeous spaces, surprises around every corner, combining old and new sensibilities in innovative ways. It. Is. Stunning. It's set on 178 acres of private Catskill Mountains land on top of Black Mountain. If you're a golfer it's within walking distance to Black Mountain Golf Course. As soon as I got wind of it, I picked up the phone and called our photographer/videographer and said, "get up there now (please), and take thousands of pictures!" Sometimes photos don't quite do a property justice, they don't give you the feel of the place, these are pretty

A Hudson River Estate

Properties with Hudson Views are rare. Properties with unimpeded Hudson Views, rarer still. Properties built to capture amazing views of the Hudson and a scenic bridge, with terraces that provide the perfect viewing point? The numbers dwindle still further. Properties like that that are currently on the market, in picture perfect condition, priced way under the 1 million mark, with motivated sellers? It's possible there's only one of those out there right now. 50 Turkey Point Road, in Saugerties, NY.   If you're on the fence about river views think on this. Simple mountain views are essentially static. Of course they change slightly with the seasons, but mountains never get up and move around! With this property you have distant mountain…

Plantation Style in the Catskills

Imagine this. It’s a Saturday night in July. You’ve just spent the day playing host to friends and family; serving barbeque while they swim in the pool, dance in your front yard, and have a party just like the ones in the film, “The Ya-Ya Sisterhood”. Now, you’re relaxing on your gracious front porch. It’s not one of those narrow New England front porches with view-blocking railings. This is a Southern-style front porch with big pillars supporting its depth, and enough room for a dining area and several seating areas. Think “veranda”, not “porch”. You’ve got a book and some iced tea and you’re looking out over your gorgeously landscaped and manicured yard as the summer breeze cools you. Is this the Catskills? Couldn’t be. But it is.
