We love a good membership We find that when we purchase a membership to a museum or park, we're about 100 times more likely to frequently visit it than if we don't have a membership. Our dream is to have memberships to a few parks and historic sites in each county in the Hudson Valley. As real estate agents, we're often driving and have time to spare because we're early for an appointment. How lovely to have an excuse to stop somewhere beautiful and take a walk (of any length) or be entertained by a new exhibit while providing sustaining funds to some of the organizations we feel make the Hudson Valley and Catskills such a wonderful place to live. Storm King Art Center


The Appeal: Giant sculptures, 13 miles of trails, a trolley for when we get six miles out and realize that we need to get back to the parking lot ASAP. Also, this is a great place to meet friends coming up from the city since it's lower down in the Hudson Valley.


Memberships: Individual memberships are $75 per year, which gets you free admission to the grounds with discounts for guests. You can come early, 30 minutes before opening, and you and your fellow members will be the only ones in the park. You're also invited to Saturday yoga. A family membership is $175. Higher-level memberships allow you to bring guests free of charge and include invitations to special events.

Minnewaska State Park Preserve


The Appeal: If you are a walker, hiker, or horseback rider, Minnewaska's 85 miles of trails will keep you endlessly entertained. For me, though, it's about the rock formations. We feel like touching them IS touching the earth; hold on long enough and you'll gather some of its strength. Also, we love to watch the rock climbers


Memberships: Normal admission to Minnewaska State Park is $10/car but you can get in anytime with an Empire State Pass, a steal for just $80; the membership gets you in over 100 NY State Parks. If you’re going to get only one of these, this is the obvious choice.

Olana State Historic Site


The Appeal: Olana is beautiful, and they've added so many trails and attractions (a farm) in the last couple of years, it's more interesting each time we go there. But we also always seem to be passing it If you're going to the northern part of the Hudson Valley, you're probably going by Olana. Why not be able to stop in as you pass?


Memberships: Olana has a host of membership options. On the lower end, an individual membership that allows access to the grounds and trails is $60 annually. An Artists Circle membership, which includes access to the house and grounds for four people, is $125 per year. The Church Family Circle membership, at $10,000, includes a few small parties per year for your guests - a great way to entertain

Mountaintop Arboretum


The Appeal: The Mountaintop Arboretum has several miles of trails - a perfect amount for a daily constitutional. The draw is the chance to watch the incredible selection of plants, trees, and shrubs they have (both native and exotic) change with the changing seasons. The trails never look the same twice The porcupine at the header of this article is a resident.


Memberships: We were sure that the beautiful Mountain Top Arboretum in Tannersville would have a membership fee - it does not Admission is free, and donations are welcome. So, if you are wandering the back roads, you can swing into the Mountaintop Arboretum and wander the trails for a few hours without a membership.

Staatsburg State Historic Site AKA The Mills Mansion


The Appeal: Of all the great houses along the Hudson, the Mills Mansion has the nicest grounds, in my opinion. Trails spread out from the house, some connecting with the grounds of the Vanderbilt Mansion. Also, the Mills Mansion puts together a fabulous holiday display that's worth the cost of the membership for the year.


Memberships: Memberships include unlimited tours and start at $50/year. Upper-level packages include membership to the North America Reciprocal Museum Association, which allows you admission to over 1,000 museums nationwide.

This, one of naturalist John Burroughs' most famous quotes, could easily be taken up as the creed for those of us who choose to make the Hudson Valley and Catskills regions our homes, favoring small community and time in nature over the big energy and infinite commercial opportunities of the city. Books. Friends. Nature. We might add FOOD to our ethos.


At the turn of the century, John Burroughs was one of the most popular and influential writers in America; his essays were read by millions of people, his company and counsel sought by contemporary luminaries from Theodore Roosevelt to John Muir. Credited with creating the modern American nature essay, the 200-acre grounds where his rustic writing cabin, Slabsides, sits in West Park are now open to the public and receive hundreds of eager literary pilgrims and nature lovers daily.













However, another Burroughs left the Hudson Valley a legacy in stone and wood. Julian Burroughs, John Burroughs’s only child, followed in his father’s footsteps as a creative force, a farmer, and a lover of the natural world. He was the largely unheralded designer and architect of the famous Stone Barns on Colonel Payne’s Omega estate in Esopus, which will soon have new life as a 4-star hotel. In fact, his creations dot the area, and while you may not know his name, if you’re a local, you’ve likely admired one of his buildings. 










Julian Burroughs was not a trained architect – he was instead what we might call a Renaissance man or a jack of all trades. A painter, photographer, Harvard graduate, writer, and woodworker Julian began his architectural journey by building his young family a home on some riverside land on his father’s estate, Riverby. Julian’s family still holds the house, and while they have no intention of giving it up, they are offering it for rent. We have the privilege of the listing, and the unique opportunity to spend time exploring the remarkable details Julian added to every room, details that tell the story of a curious, grateful, and adventurous mind, of a person who embodies what we’ve come to think of as the American spirit – innovation, optimism, and individualism are carved into every corner.


When you turn into the driveway, you pass by Riverby house and turn left just before a detached study John Burroughs built himself when Julian was a small boy (now a national historic landmark), long before he built Slabsides. It’s a quaint and historic little country lane with farm buildings that have fallen out of use but might be more picturesque for it - a lane that will give any history lover a tingle of recognition – something happened here that was both significant and creative A member of our marketing team (a fan of both John Burroughs and historic homes) visited 5 Riverby Lane for a tour with Joan Burroughs, granddaughter of Julian, President of the John Burroughs Association, and historian of the family. In advance of the visit, Joan sent us a wonderful article, written by Julian Burroughs in Country Life In America Magazine, which details his process of building a hand-built house with almost no experience and some very concrete goals for form and function.
















When his father gave him the land, Julian studied architecture books and found little that would help him, but through studying the homes of his neighbors he began to understand how he might build a house that would suit his four goals: first, to keep costs low – the final cost was $1,750; second, he wanted a house that could be easily cleaned – according to Joan, Julian’s mother was a fastidious cleaner and while it was an annoyance to many, it made Julian understand the importance of making the housework easy. He wanted a house that was temperate – the third requirement was that it be warm in the winter and the fourth that it be cool in the summer. Joan took us on a tour of the house with these guiding principles in mind.


&quot;He starts out that article, what does a young graduate know about building a house? Well, actually nothing. But he did, it's all thoughtful.&quot;
















Thoughtful is the perfect word. Throughout the house, there are built-in furniture pieces. By the time Julian finished the house, he had become an expert, self-taught carpenter and furniture maker. Desks for working, bureaus for storing clothes and dishes, cabinets, bookshelves, each unique, functional, and beautiful. Most notable and obvious are the unusually angled window seats in the living room and office on the first floor. Set in front of large windows with wonderful views of the river and the orchards and farm that surrounded the house when it was built, the angled sides are exactly right for leaning back and reading a book or writing. All this built-in furniture makes the rooms feel larger than they might if you had to add the storage and functionality they provide. They also make the rooms easy to clean – built into the walls, they don’t become home to dust bunnies as other furniture might. Most importantly, they are the result of a considerable thought investment and ingenuity. Julian was not just building for the aesthetic of the times; he was building to create the perfect living space on a budget.
















The house’s exterior was finished with an infinitely practical and uncommon cladding – cedar slabs. These are the rounded edges of the tree left over when the log is squared off to be milled into boards, complete with bark. Julian used these slabs vertically on the exterior of the house, inspired by his father, John Burroughs, who used the same material as a cladding for Slabsides. The vertical orientation Julian adopted allows rain and snow to slide right off the building without accumulating between slabs.


While Julian was focused on practicality, placing large windows where they would catch the winter sun, summer breezes, and views, and a porch along the east side of the house to shield the interior from morning sun and keep it cool in the summer, he did everything with great artistry. There are decorative inserts of different species of tree bark in the hallway, Harvard’s symbol is painstakingly carved into bookcases, and poems and musings are whimsically embedded in trim boards. It is, quite simply, delightful. While much of America has embraced basic houses with grey vinyl floors, limited trim, and white tile, in the Hudson Valley, we’ve always had a love for the weird, quirky, creative details in a home that tell the stories of the lives of the people who have lived there. How could we not? Inspired by the handmade houses of artists like Julian Burroughs?









Halfway up the stairs to the second floor is a landing that feels lifted from cinema. Expertly framed in the dark-stained wood Burroughs used to trim the house, to the left, there’s a small set of stairs that leads to a magical door. While what’s behind the door is not included in the rental, it is fine because the fun lies in imagining what might be behind that mystery door A passageway to Narnia? Mr. Rochester’s wife? We think we all can agree that a little mystery is a good thing in a house.

To the right are stairs to the bedrooms, which are filled with light, carvings, and character, as well as a second, beautifully renovated bath - all three have windows that look out over the Hudson. The bedrooms have surprisingly huge closets for a home built in the early 1900s – part of Julian’s effort to keep things neat and tidy. Joan Burroughs shared that she understands one of the doors on the second floor likely came from Colonel Payne’s Aphrodite, which Julian Burroughs worked on in his capacity as the Superintendent of Payne’s estate. At the time it was constructed, it was the largest steam yacht to have been built in the United States and was built at Maine’s Bath Iron Works to steam up the Hudson and across the world. In a later life, it was sunk by the Germans during the invasion of Greece. The door remains.


The story of how Julian became Payne’s Superintendent, and the family came to live on Payne’s estate in a much grander fashion than they were accustomed to at 5 Riverby Lane, is a good one, relayed in Julian’s memoirs, available in part through Marist College’s archives. The tale provides a detailed snapshot of a time when hunting and fishing were part of most Hudson Valley residents’ days, ice boating on the Hudson was a regular pastime of both night watchmen and the Roosevelts, electricity was coming to the Hudson Valley, and residents were learning to “run” Model Ts. It is bursting with American spirit. It is one hundred percent worth the 5-minute read, as inspiring as a tour through 5 Riverby. If you're interested in reading more, get your hands on a copy of Julian's book &quot;Hudson River Memories&quot;, which, while out of print, can be found on ebay and by searching the card catalogues of local libraries via Worldcat.org.


Finding a house to rent can be a slipshod affair. The options can be few, the condition of the homes so-so, and the outdoor space limited. 5 Riverby Lane is an entirely different affair. Beautiful, loved, well-cared for, set on an acre of land in the midst of a larger parcel, and filled with character and history, it is so special you may want, like the last tenant, to stay for decades. The hike takes 1.5 – 2 hrs, depending on group pace, and you can stay after to meet the sanctuary's herd of smaller goats.

&quot;Dink”, &quot;Dink”, “Dink”. It’s the sound that’s taking over America A sound that springs from an awkward, oversized ping pong racket hitting a wiffleball-esque ball. It’s the sound of quartets of friends coming together for a little exercise and a little chat while they get some sun. If you haven’t been living under a rock, perhaps you’ve made the “Dink” that delights so many once or twice already. Pickleball is the thing right now. Like many things, it took a while to spread across the Hudson Valley and Catskills, but, as the MLP championships (Major League Pickleball) are playing out on TVs in sports bars everywhere, it’s here now.


A few weeks ago, I was in the city for a meeting, and I ended up with a little time to spare on a beautiful day. I sat in the park on West 45th and watched a pack of enthusiastic pickleballers (I’m not 100 sure that’s the term, but I’m going with it) play for half an hour or so. They were of every fitness level and age – the common ground was that they were all thoroughly enjoying themselves. I wanted to play.


So, I’ve put together a list of every court I could find in the Hudson Valley and Catskills region as a reference for myself, my real estate clients, and whoever else would like to make use of it. Let’s all make a resounding “Dink”











Poughkeepsie, NY

Hudson Valley Pickleball and Golf Center


Rain, shine, wind, snow, whatever the weather, you can play Pickleball indoors at Hudson Valley Pickleball and Golf Center. Their Poughkeepsie facility has ten pickleball courts, five golf simulators, and a bar. You can become a member for priority court access and some other perks for $39/month (there are discounts for pairs and families), or you can play as a walk-in. They also offer lessons

Staatsburg, NY

Staatsburg Firehouse aka Dinsmore Park


Behind the municipal firehouse in Staatsburg are three pickleball courts. The courts are free to use, but reservations are not available, so you may have to wait a while while picking up pickleball pointers from your peers. There are also basketball courts and a playground.

Catskill, NY

Pickleball at Catskill Golf


Catskill Golf Club, which recently re-opened to the public after going semi-private for a few years, has added two pickleball courts which can be booked online. Notably, Catskill Golf’s pickleball courts are adaptive with extra space on the sides to accommodate wheelchairs.

Dink Pickleball


Dink Pickleball is a welcome addition to the Kohl’s shopping center in Kingston. They offer newbies to Pickleball some great options with an affordable Pickleball 101 course and “Private Practice” sessions that let you get ready for their open play sessions. They have teen lessons and summer camps too.

Break Point Tennis and Pickleball


This Kingston club, with outposts in Rhinebeck at Omega Institute and Wildflower Farms in Gardiner, requires a membership to play ($100/year). As a long-established, well-kept facility with a venerable reputation in tennis, they offer pickleball courts, lessons, camps, and a matchmaker to help you find a Pickleball partner.

Pickleball NY at Total Tennis


Total Tennis has been a popular destination for those wanting to revel in a racket sport while vacationing for decades. With great food, cozy accommodations, a spa, and a pool, they offer overnight adult tennis camps for those who are visiting and memberships for locals. They have a new pickleball facility and a full schedule of camps, including Thanksgiving and Christmas packages

Zena Recreation Park


“Zena Rec” is a cooperative, membership-based recreation center that offers its members/owners swimming, tennis, pickleball, volleyball, basketball, and open sports fields. Their monthly pickleball nights under the lights are a hit, but members can use the tennis courts that have been modified for pickleball at other times as well. A true community center, Zena Rec has events, live music, a petting zoo, BBQs, and movie nights. I’m sorry the publication of this article is coming a few weeks after their first annual Pickleball tournament. Next year

Quiet Cove Riverfront Park


This pretty park in Poughkeepsie has four first-come-first-served courts, one of which is adaptive. When you’re done, relax on the observation deck with some lemonade, or plan to make a day of it and launch your kayaks into the Hudson. If the perfect view improves your game, this is where you should play.

Germantown, NY

Haupt Strasse Park


Germantown is well-known for its Parks and Rec department. One of its 18 centers is Haupt Strasse Park, which has four Pickleball courts, a playground, a skatepark, and a baseball diamond.

Rhinebeck, NY 

Rhinebeck Tennis Club


Rhinebeck Tennis Club is open to the public with no membership fees. They have five outdoor tennis courts and a single indoor tennis/pickleball court, which can be booked ahead of time online. This might sound like a situation where you’re never going to get a court. Not so. I checked availability for the next few days, and there was plenty.

Windham, NY

High Ridge Club


High Ridge Club has a beautiful Catskill Mountains setting where you can enjoy tennis, pickleball, the pool, pool tables, table tennis, etc. etc. Their Pickleball calendar includes events like “Cardio Pickleball” and “Pickleball Frenzy”

The YMCA of Kingston and Ulster County


The YMCA welcomes members and those who purchase a $15 day pass to the club. They were early adopters Their courts went in about eight years ago, and you can make a reservation to play online ahead of time.

Saugerties, NY

Cantine Field


Saugerties has a pickleball club that has the courts at Cantine Field reserved one night a week. Otherwise, the four courts available at this Saugerties staple can be booked online. If you want to have a sporty day where you mix it up, put together a Pickleball/Ice Skating mashup in Saugerties. The Kiwanis Ice Arena is open for the season as of last week

So, now, what to do if you can’t find a court at a convenient distance? Most sporting goods stores (and, of course, Amazon) have Pickleball tape you can use to lay out perfect lines on any hard-surface court – most choose the tennis court because there’s a net (which you’ll lower), but you can also use a basketball court or even a parking lot in good condition. Painstakingly laying out your own court seems to me a tad bit fanatic (feel free to correct me if I’m wrong) when there’s an easier solution available in this kit that provides corners for each section of the court that can be laid down quickly and used again and again. How do you lay out a court? Here’s a guide from USA Pickleball that goes into great detail.


If you’re already a pickler (it turns out this is the correct term), I hope this list is a resource for you. If you’re not, I have to ask, what’s stopping you? It looks so fun, plus, everyone should try something they’re not good at every once in a while, it keeps us engaged, it keeps us humble, it keeps rarely-used synapses firing. Pickleball in the Catskills and Hudson Valley offers you the opportunity to get some exercise, and who knows, you might discover a new passion Pickleball Y’all

Stop what you're doing Someone opened a soul food restaurant in Kingston and IT. IS. GOOD. Our broker stopped by Good Eat'n in mid-town and was blown away by both the food and the spirit of this unassuming new offering. Chef Joe McDole and his daughter Mercedes are on premises baking up mac and cheese, making ribs, fish, and fried chicken, and sharing smiles and community with everyone who stops in. They serve lunch, dinner, and breakfast (on Saturdays and Sundays) - all at affordable price points - and for dessert, there's sweet potato cheesecake We heartily recommend you make this the first stop on your tour of everything new

Once a Catholic School, this historic building has been reimagined as an entertainment venue that’s just right for Upstate. Its 450-patron capacity makes it big enough for a real party, but intimate enough to feel connected to the performers and their performances. Concerts, dance parties, comedy shows, this venue has already made a huge contribution to the Upstate arts scene in the few months it’s been open. This weekend, the lineup includes a Beyoncé dance party, guitarist J.D. Simo, and Goldford. We love the variety and the combo of local and national acts.

Fantzye Bagels


This place is literally the talk of the town. When we polled our agents for what to include in this installment of “What’s New Upstate,” we had to tell them to send us their second favorite after Fantzye Bagels. If you’re looking for a different kind of bagel (sourdough) and deliciously fresh accompaniments, make a point to go to Fantzye. Transplanted from Martha’s Vineyard where the palate is demanding and the competition fierce, Fantzye’s sandwiches like “The Other” (your choice of bagel with garlicky mushrooms, green garlic schmear, and greens) and “Whitefish, Finally” (you pick a bagel, they add whitefish spread—yum—double tomato, an herb salad, and lemon) are as close to perfect as a sandwich can get. Follow their Instagram for their pop-up dinners, which are usually on Tuesday nights.

Ole Savannah, a Kingston Rondout staple, has been going through a fairly unique transition. Over the past months, while remaining open, it has rebranded and transformed into The Cornell. Gemela is just down the hill from our Woodstock Office. Vintage Modern, yes, the one that used to be on Tinker Street in Woodstock, is now open in a sweet shop on Canal Street in Ellenville. After an unfortunate flood when they first opened, they are back in action with mid-century furniture and home goods, both curious and classic. We’re glad they’re back

For those of us who have been around a while it was impossible to imagine something replacing The Rosendale Cafe. We had a surprising, curmudgeonly impulse not to like whatever new thing usurped the old favorite. But it has happened, and the delectable French Cuisine (sometimes with a fusion twist) of chef Devin Delgado has opened our minds to a new word of dinner in Rosendale. While we were encouraged to give Bistro Le Chat Barbu a chance by a raving friend who called it &quot;the new french fry place&quot;, and while the fries are absolute perfection, this is the sort of restaurant you want when you dine Upstate, with meals devised of fresh, local ingredients, comprising creatively prepared dishes grounded in tradition and talent and served in a relaxed atmosphere in one of the cutest towns ever.

Everything about the Gardiner Bakehouse is great (the goods are delicious). But here's what we like best... they offer a subscription service to bread. They are a &quot;community-supported bakehouse&quot;. Much like a CSA, you commit to purchasing bread from them weekly so that they can have the security of consistent orders and you can have the security of a consistent supply of great toast You can order a subscription to their signature country sourdough or to their rotating bread-of-the-week. They offer the shares seasonally. The fall share begins September 16th so sign up soon.
