Affordable Upstate NY Real Estate

So many of the calls and emails we receive every day are from homebuyers searching for a home or a second home in the Catskills and Hudson Valley area under $200,000. There are always some great options for our agents to show these homebuyers, homes that are in their price range and fit their lifestyles and dreams. 125 Griffin Drive, Hurley - “Move in Ready”…Really.

“Move In Ready” – it means so many different things to different people. Here’s what it means to us… you don’t have to do anything to a home in order to make it comfortable for you. The interior of the home is ready for your furniture and the exterior is ready for you to enjoy! Landscaping? It’s mature, attractive and in good condition. The entry to the house is appealing and there’s a pathway that doesn’t need to be weeded, pointed, paved or messed-with in any way. You can just go ahead and prance down that pathway carrying your favorite painting, head to the living room, and hang it above the fireplace!

“Move In Ready” means there’s plenty of available space for all your stuff. If you

Uptown Kingston - Convenient Historic Home For Sale

“Location, Location, Location” – may be Real Estate’s greatest cliché. There’s a reason that so many Real Estate agents emphasize the importance of location; because they’ve seen it all! They’ve seen the couple who have come from the city to start a llama farm on 50 acres in the middle of nowhere, who then go quietly insane when the only “people” to talk to are their llamas. They’ve seen the country mouse who buys a house right near an 8 lane highway because they love its kitchen so much that they think they’ll be able to ignore the sound of “semi’s” passing by as they whip up shrimp tacos on a Saturday night, and find that those “semi’s” are hard to ignore. Real Estate agents encourage their

Ulster County Acreage - A Farm, Homestead,

or Personal Park

A bucolic farmhouse on a country road lined by huge maples. Over 100 acres of land to wander, and a barn. A barn! For sheep, or parties, or a rope swing. Or for all of those things! That’s “the dream”, isn’t it?

Here’s the rub; in the Catskills there are just not enough bucolic homesteads to fulfill the dreams of the masses. They are far more rare than we real estate professions want to admit to ourselves. It’s tough when we can’t fulfill the dreams of everyone who comes to us for help. So, when a property comes on the market that so perfectly satisfies “the dream”, we want to shout out! Shout from the perfectly pitched rooftop of that farmhouse, so that everyone can have a fair

5 THINGS TO LOVE ABOUT THE MID-CENTURY STYLE OF "OTTAWAY THE HOUSE"

In Campbell Hall, a small Hamlet of Orange County, next door to an upscale boutique condominium complex called Blackburn Farm, down the road from golf and horseback riding, and just an hour from the city, is an authentic piece of mid-century real estate, a true bit of Americana; “The House”.

We’re living through a time when mid-century modern style is so hip that the label is being slapped on any house or piece of furniture that happened to be built during the mid-1900’s regardless of whether the characteristics are in congress with the definition of mid-century style. Here are those characteristics according to all-knowing Wikepedia:

Great Game Rooms of The Hudson Valley and Catskills

You know what I love about fall? The Chill. I don't just mean the chill in the air (which is delicious), I mean the fact that in the fall, I can chill! All summer I feel obligated to knock it out of the park, to have as much outdoor fun as humanly possible. Hiking, swimming, boating, beach walking, bbq'ing, playing guitar on the lawn, supervising night time games of man-hunt, biking, cartwheels....my family shoehorns the maximum amount of activity into every single day. It can get a little...um...exhausting! In the summer I feel like going inside is a betrayal of a glorious gift. That's a lot of pressure!

Every year by the time we get to Labor Day I am so ready for a stiff breeze to roll in.

 Live in Grand Victorian Style

While most of us don’t wear smoking jackets or silk dressing gowns on a regular basis, if you make 718 Merwin Street in Jewett your own, you’ll want to add some to your wardrobe in order to feel fully at home. Since this home is best enjoyed by a crowd, you might want a few extras on hand so your guests can fit in too.

Greene County Farmland - The Basics Plus!

Often when there’s a parcel of Greene County farmland available it is accompanied by a barn. This parcel, at 13.5 acres, does not disappoint. It is some of the loveliest farm land we’ve seen with beautiful views of the mountains (including Hunter Mountain), stone walls, a pond, grand old trees, waving fields, and a gorgeous, huge, red barn. The barn

Big Sky Waterfront In The Northeast

Schoharie County Real Estate

It’s time to get a little deep about our real estate.

“And this, our life exempt from public haunt, finds tongues in trees, books in running brooks, sermons in stones, and good in everything.”

I love the Northeastern part of America. Quaint towns, deep forests, mossy mountain paths. No matter where you go (exclusive of the coast), it feels cozy. I love the Western part of the country too, for one reason. The expansive landscapes. When you stand amid a completely open landscape where miles of wide-open nature confront you, you realize your place in the world, your “self” adjusts to

25 Maple Avenue, Milton NY - Luxury Upstate Waterfront Real Estate For Sale

25 Maple Avenue Milton NY

Marlborough just may be the sleeper hit of the Hudson Valley. While nearby towns like Kingston, Newburgh, New Paltz and Highland are being “mentioned”, “instagrammed” and blogged about constantly, Marlborough sits quietly next to the river keeping its’ secrets. It’s convenient to the city, and close to a host of fun activities and great restaurants. But still it goes unnoticed by the masses!

of the secrets Marlborough is keeping is a knock-you-down stunning lake house escape in the Hamlet of Milton. You might expect luxury homes with Hudson River views from Marlborough. That makes sense! But a luxury lake house accessed by a long, gated drive off an unassuming
