10 Homes Under $200,000 In The Catskills

So many of the calls and emails we receive every day are from homebuyers searching for a home or a second home in the Catskills and Hudson Valley area under $200,000. There are always some great options for our agents to show these homebuyers, homes that are in their price range and fit their lifestyles and dreams. But, I was doing my weekly peruse of our recent new listings today and I thought "JEEZ, we have a TON of really great homes under $200,000!" I found myself getting psyched for all the people out there who are looking for the perfect place at this price point - we could all use a really great nest right now! Many of the available homes have some features that you'd only expect to find in homes at higher price points too, like views, new kitchens, and barns. So, here are 10 that caught my eye.  Happy dreaming of future holidays, and welcome home. 

 

 

#1. 5401 Route 28, Mount Tremper, NY

This cutie is in great shape. The slightly unconventional shape doesn't waste any space - 1375 square feet of usable living space. This is such a peaceful spot. The open space is garden-ready with nice loamy soil that is not prohibitively rocky. I love that there are 2 cottages here. One is move-in ready with newer bathrooms and cottagy finishes, the second is in good condition but could use a little cosmetic spruce-up inside. Keep it country or make it modern. This is a great opportunity for family or friends to buy together or to live in one and benefit from the rental income of the other. Kerhonkson is in the beautiful Rondout Valley. If you've never visited, you're missing out. Views of both the Catskills and the Shawangunk Mountain range will be part of your daily drive and you'll be able to pick up your daily vegetables from some of the best farm stands in the Hudson Valley.

 

 

 

#3. 17 Mosher Place, West Hurley NY

If small house living is your thing this is a great one. 720 square feet is plenty of room for you and your visitors. It's laid out with a nice flow and everything is renovated and ready for you to move in. Plus there's plenty of room outside here! There's a beautiful yard with some lovely trees and plantings. You'll be just 5 minutes from Woodstock Village for dining, concerts, plays, golf, and galleries.

Of course, you're surrounded by hiking and mountain biking trails and just 4 miles from Hunter Mountain for skiing. I'm tempted....

I have a confession to make. I love an a-frame house. They always seem like a secret the forest is keeping. With small house living becoming such a "thing" I think people are going to begin to gravitate towards the previously all but ignored a-frame. Phillipsport is a pretty, quaint little village. Area attractions include dining and theater in Ellenville, Minnewaska, Mohonk or Sams Point or the Bashakill Preserve for the outdoor activities.
