10 Homes Under $200,000 In The Catskills

Affordable Upstate NY Real Estate

So many of the calls and emails we receive every day are from homebuyers searching for a home or a second home in the Catskills and Hudson Valley area under $200,000. There are always some great options for our agents to show these homebuyers, homes that are in their price range and fit their lifestyles and dreams. But, I was doing my weekly peruse of our recent new listings today and I thought "JEEZ, we have a TON of really great homes under $200,000!" I found myself getting psyched for all the people out there who are looking for the perfect place at this price point - we could all use a really great nest right now! Many of the available homes have some features that you'd only expect to find in homes at higher price points too, like views, new kitchens, and barns. So, here are 10 that caught my eye.  Happy dreaming of future holidays, and welcome home.

#1. 5401 Route 28, Mount Tremper, NY

5401 Route 28 Mount Tremper

This cutie is in great shape. The slightly unconventional shape doesn't waste any space - 1375 square feet of usable living space. It's been completely remodeled with a fresh kitchen, bathrooms, flooring, windows, etc. Best of all, it's in a location that is convenient to the thruway, Woodstock, Phoenicia (and the now cultishly popular Phoenicia Diner), fishing, hiking, farm stands, swimming and every other kind of outdoor adventure. It's set on .85 acres which some might see as a down-side. Not me. That's plenty of space for a garden, a patio and grilling area and all the landscaping you could want, but it's small enough so that you won't find yourself choosing between fun and maintenance on a fall weekend.

#2. 11 Cemetery Road Kerhonkson, NY

11 Cemetery Road Kerhonkson NY

This is such a peaceful spot. The open space is garden-ready with nice loamy soil that is not prohibitively rocky. I love that there are 2 cottages here. One is move-in ready with newer bathrooms and cottagy finishes, the second is in good condition but could use a little cosmetic spruce-up inside. Keep it country or make it modern. This is a great opportunity for family or friends to buy together or to live in one and benefit from the rental income of the other. Kerhonkson is in the beautiful Rondout Valley. If you've never visited, you're missing out. Views of both the Catskills and the Shawangunk Mountain range will be part of your daily drive and you'll be able to pick up your daily vegetables from some of the best farm stands in the Hudson Valley.

#3. 17 Mosher Place, West Hurley NY

17 Mosher Place, West Hurley NY

If small house living is your thing this is a great one. 720 square feet is plenty of room for you and your visitors. It's laid out with a nice flow and everything is renovated and ready for you to move in. Plus there's plenty of room outside here! There's a beautiful yard with some lovely trees and plantings. You'll be just 5 minutes from Woodstock Village for dining, concerts, plays, golf, and galleries.

#4. 15 Prospect Street #1, Tannersville NY

#3 15 Prospect Street #1, Tannersville NY

Ski Condo! Amazing Views! 1 mile to Tannersville and Mama's Boy Burgers and Orpheum Film and Performing Arts Center, close to the beautiful Deer Mountain Inn for dinner and guest overflow and North South Lake for swimming and boating. Of course, you're surrounded by hiking and mountain biking trails and just 4 miles from Hunter Mountain for skiing. I'm tempted....

#5. 325 County Route 2, Stone Ridge NY

#4. 325 County Route 2, Stone Ridge NY

This cottage is so picturesque it makes me ache. This is a special little gem. Come on! It's the perfect place to write your first novel! Click on the listing below to experience the romance.

#6. 408 Albany Avenue, Kingston NY

#5. 408 Albany Avenue, Kingston NY

There's something so smiley about this Kingston charmer. Inside it's warm and welcoming. The fenced-in backyard is ready for some fun bbq's on the deck and I love the old-fashioned garage. It could be storage, or a home gym or an art studio. Fresh paint and a freshly updated kitchen make this ready for you to move in and start to enjoy Kingston.

#7. 381 Mountain Avenue, Purling NY

6. 381 Mountain Avenue, Purling NY

Who doesn't dream of a little cedar sided cottage filled with enough book shelves to satisfy even the most avid book collector. Purling isn't far off the thruway and sits at the midpoint between Windham for skiing and Hudson for shopping, dining and nightlife. Hit the slopes, get some amazing dinner and spend the evening reading until you fall asleep all cozy. Oh! I almost forgot! There's a sweet guest house too.

#8. 52 Brewster Street, Kingston NY

52 Brewster Street, Kingston NY

Updated Victorian style! This home is in excellent condition. A new kitchen and a pristine backyard are just a couple of the features that make this Kingston home worth taking a serious look at. Also, the color! Doesn't it say "Wow!" and "Welcome" all at once?

#9. 296 Mitchell Hollow Road, Windham NY

296 Mitchell Hollow Road, Windham NY

Stone walls, a rocking chair front porch, mountains in the distance, and a classic barn. Country life at it's best for under $200,000. Oh right! And it's in Windham, so there's skiing, dining, and year-round outdoor adventure.

#10. 1 Phillipsport Road, Phillipsport NY

1 Phillipsport Road, Phillipsport NY

I have a confession to make. I love an a-frame house. They always seem like a secret the forest is keeping. With small house living becoming such a "thing" I think people are going to begin to gravitate towards the previously all but ignored a-frame. Here are some examples of spiffed up a-frames to whet your imagination.

Light Touch A-Frame from BobVila.com

Phillipsport is a pretty, quaint little village. Area attractions include dining and theater in Ellenville, Minnewaska, Mohonk or Sams Point or the Bashakill Preserve for the outdoor activities.

As I said, these are just the ones that jumped out at me. If you'd like to see everything that's available in Catskills Real Estate under $200,000 or Hudson Valley Real Estate under $200,000 click an area link below.
