So. Much. Cool.

Take a look at the outside of 808 Mill Road in Rhinebeck. Does your inner voice say, “Hunh…that house is cool,”? You’re not alone! That seems to be the most common reaction to this two bedroom two bathroom modern cotemporary hidden away on one of Rhinebeck’s most desirable roads.

808 Mill Road’s striking look is achieved via huge windows accented by white trim on a background of honey colored natural wood siding. The simplicity of this combination warms up the classic contemporary lines and angles that make up this home’s architecture. The finishing touch is a wrap-around deck that softens the lines a bit, making the home feel accessible (both literally and figuratively as it provides access to the front door), and affords

Historic Stone Homes For Sale in The Hudson Valley

Hudson Valley Historic Homes For Sale

The historic home shopper is a special breed. Buyers of historic homes are often willing to put aside the perceived minor inconveniences of buying a home that’s been on this planet longer than they have, in exchange for a look or a feeling they can’t get from newer construction. Sometimes it’s the romance evoked by passing through hand-planed doors with antique knobs as they go through their day. Sometimes it’s cooking in a wide-open country kitchen where generations have kneaded their bread and plucked their chickens. Sometimes, it’s the opposite of what new construction enthusiasts would imagine, it’s the peace of mind that comes with knowing that a structure from the early 1800’s is still square, and

New Paltz Real Estate has so much to offer buyers; from the great restaurants, to community events, SUNY New Paltz, the rail trail, local farms and orchards, and the Ulster County Fairgrounds. Amidst all of these attractions it would almost be possible to miss the Wallkill River winding it's way beneath Main Street on the west side of town, if it weren't for the beauty and calm the river seems to extend out into the village beyond, making New Paltz a very special town indeed.

For thousands of years the Wallkill River has fed Ulster and Orange Counties. Now you can feed your senses on the banks of the river that Native Americans called the Twischsawkin. The river has been used by farmers, industrialists, naturalists, vacationers and indigenous

Kingston NY Investment Properties

There are some great multi-family investment properties available in the Kingston New York Area.

Spring has finally arrived! You would be the odd man out if the pleasant breezes and sunshine weren’t serving as a wake-up call, reminding you of all the goals you let lie quietly under the crusty ice of the 2017-2018 winter. Did you mean to start a new project and just lack the motivation? Maybe you had financial goals that you just didn’t have the gumption to act on.

It’s a good time to dip your toe into the rental market. As of April 1st the number of residential properties for sale in the city of Kingston was down 17% over the same period in 2017. Tight inventory can translate into a great rental market. When potential

An Up-and-Coming Town In The Hudson Valley May Be Your Best Chance To Invest Wisely or Score a Great Getaway

Catskill NY Village Property For Sale

When was the last time you visited Catskill? If you haven’t been there in a while perhaps you missed the memo; the Village of Catskill is where it's at right now! It’s buzzing. Walk down the wide, well-maintained sidewalks in the middle of a workday and you’ll meet neighbors, business people taking a quick coffee break, people out getting important errands done, and the odd tourist shopping the galleries and home goods stores.

There was a time when Catskill’s business district, with its wide welcoming Main Street and beautiful architecture was peppered with some empty storefronts. Those days are decidedly in the past. Catskill’s Main

A Contemporary Woodstock Home For Sale - Relax, Recharge, Play & Jólabókaflóð!

Emerge Gallery in Saugerties NY

Winter is here, the holidays are upon us. It’s Christmas Eve and if you’ve been on the internet lately you’ve probably seen the memes about the Icelandic tradition of Jólabókaflóð, the annual “Yule Book Flood”. Long story short - on Christmas Eve everyone in Iceland gets a book (or a few) to cozy up with. How delightful. Instead of maniacally wrapping last minute gifts, making sure the cookies you leave out for Santa will beat the pants off those your neighbor’s family is leaving, or dragging yourself out of the house to another holiday party, you’re expected to cuddle up with a blanket and enjoy some literature surrounded by your people. No matter what your

Woodstock's Real Estate Photographer Kicks off The Holiday Season in Woodstock NY

Emerge Gallery in Saugerties NY

One of my favorite events in the yearly Coldwell Banker Village Green Realty calendar is the annual Halloween Parade that winds its way up and down the main thoroughfare in Woodstock. Here’s a selection of my favorite pictures from this year:

I always show up expecting to see mostly patient parents leading adorable kids on their yearly chocolate-fueled treasure hunt; but every year, no matter how many times I’m called on to take photographs of the parade, what I find is much more than that.

It seems like the whole town empties out into the street, young and old dressed in every imaginable get-up. They greet

A Hudson Valley Victorian With Real Character

A Hudson Valley Victorian

Kingston NY Real Estate For Sale

Who doesn’t love a character?

Who’s your favorite person to have dinner with? Someone who’s steadfast but quiet, or your quirky friend who throws you more curveballs than Noah Syndergaard? I already know the answer. What type of actors are guaranteed to have the longest careers? That’s right. Character actors. And what is the most often requested feature of a home? You guessed it. Character!

When you think about it, “character” is a somewhat vague thing to request when you’re talking about a home. There are so many kinds of character. When you say character, you might mean you want a giant vertical atrium that ascends through the center of the home. You

Horseback Riding in The Hudson Valley

Hudson Valley Hunter Pace Candida Ellis

All my life I was completely obsessed with horses. When I was a child, growing up in England, all I wanted was a rocking horse. I never got one.

Stop. This is not going to be the whiny story of my sad inner child, fed only with hand-me-down toys. It is, in fact, a story of realized dreams.

When a rocking horse wasn’t forthcoming, I downgraded my expectations somewhat and asked for a hobby horse. You remember those; a stick with a stuffed animal horse head on the end? I never got one of those either.

Fortunately I have a Dad who loved to ride and found a way to combine his Daddy duties with his favorite pastime. I was often the only (very tiny) child on a wild adult ride, galloping behind on my
