Liberty NY Real Estate

The Sullivan County town of Liberty is the place to buy a home when you’re ready to jump-start a new business, get involved with the community, look forward to a bigger and brighter future. Eighty square miles in the heart of the "old Borscht belt", Liberty sorely felt the end of that era. Now it's in growth mode, which means one thing: opportunity.

There’s a lot of open space, affordable real estate, and a lot of community help for newcomers to Liberty. It’s a business-friendly climate and great location; PepsiCo bought a lot of property in Liberty NY and brought hundreds of new jobs to the neighborhood when they took over Ideal Snacks. The beautiful rural setting and nearness to New York City have always been attractions of the Town of Liberty.

Some of the ways Liberty takes care of its citizens are the Senior Center, the Library and the many parks in the town, including Francis A. Hanofee Park and Swan Lake Park; Grand Slam baseball field; Liberty Municipal Park, home of Dixie Lake; and Walnut Mountain Park, which features old carriage road trails rated from easy to strenuous; the summit has pretty views to the north and west, and the Renegades Mountain Bike Club has created over nine miles of trails in the park. There are several golf courses in Liberty: Sullivan County Golf & Country Club, Lochmor, Swan Lake, and Tarry Brae. There’s a Liberty Skatepark too, right in town at the corner of Darbee Lane and Grant Street.

The 2.6-mile Liberty Rail Trail runs through the village of Liberty to the old rail trestle in the hamlet of Ferndale on part of the railroad corridor once owned by O&W—that is, the Ontario & Western—Railway. Mostly wooded, the trail is divided into three segments, each with its own character.

Just north of Liberty are the great wildernesses of Sundown and Willowemoc wild forests. And if you head east out of Liberty and then cut north toward Claryville, you’ll be on your way to a gorgeous drive up and over Slide Mountain, through the Big Indian and Slide Mountain wildernesses.

Intersected as it is by state routes 17, 52 and 55, Liberty sits in a perfect position for moving from town to country, from asphalt to pine needles. A downtown that's frequented by locals supports the many small businesses.

Liberty hosts the Mountainkeepers Farmers Market Fridays from June 18 to September 17, 3 to 6 p.m., rain or shine. Some of the vendors are Wild Russet Farm, offering vegetables, fruits, herbs, flowers, eggs from organic-fed, pasture-raised chickens and raw wildflower honey; Muthig Farm, selling maple syrup, cream jelly, candy, granulated sugar, plus one-of-a-kind butterfly, bat and blue bird houses; and Elm Garden Design, offering flowers, wreaths, tubers and their services as garden designers and stoneworkers. If it’s not Friday, make an appointment to stop by Tap Rack Ranch for honey from Italian bees, Alpaca fiber products; goose, duck and chicken eggs; and lots of lovely vegetables.

Floyd & Bobo’s Bakery & Snack Palace is an adorable, retro-decorated oasis where they welcome everyone to enjoy their home-baked pastries, lunchtime sandwiches or just a cup of coffee and the Wifi. Owner Ellen said of Liberty, “We have a very diverse community here. There are a lot of different kinds of people working here: families bringing up small children, people deciding to get out of the city and live a bit more in a decompression mode instead of always on the hamster wheel.”

Ellen and co-owner Louie were in the film and television industry in NYC, and Ellen did food peripherally all her life, before they opened their bakery in 2007. Ellen continued, “We saw the need for something; we’d come into town and go, ‘Gosh, I just want something sweet or a little sandwich with a great cup of coffee. We should be the ones to do it!’ A really nice gentleman at the Community Development Center helped us make a plan, and here we are with an amazing clientele that are so loyal and wonderful and loving.”

Liberty NY and the surrounding region are overflowing with opportunities for viewing as well as participating in the arts. Liberty Museum & Arts Center, one of the anchor buildings for Liberty’s Main Street restoration, resides in the 1894 Poellman House. Each year a multi-media members' art show is held, attracting works from over 40 area artists, and a second gallery showcases one- and two-person shows on a rotating basis. The Arts Center also hosts conferences, lectures, concerts and New Year’s Eve festivities.

Sullivan County Dramatic Workshop maintains the Rivoli Theatre, down the road from Liberty in South Fallsburg; the theater boasts a 1937 foyer, with a tiled floor and enamel/chrome siding, and the 1950s neon sign and three-sided marquee. Among other productions they’re presenting two weekends of original 10-minute plays.

East of Liberty in Jeffersonville there’s music in the hills at the Weekend of Chamber Music Concerts series; 2021 composers included Beethoven, Carter, Ling, Schumann and Shelley Washington played by, amongst others, Aidan Plank, doublebass; Sunghae Anna Lim, violin; Andrew Waggoner, composer and violinist; and Kathryn Lockwood, viola.

Just south of Liberty you’ll find a cinema, ballroom event space, dance and yoga studios and a gallery at the Hurleyville Performing Arts Center, a community center celebrating the environmental and social diversity of the Catskills through performance, film and visual art. The Wurtsboro Arts Alliance presents art classes plus “non-judgmental” monthly art exhibits open to all members, including potters, photographers, printmakers and painters, amongst other disciplines. Check out the Sullivan Catskills Art & Culture website for a nice, long list of cultural organizations in and around Liberty NY.
