This is a once-in-a-lifetime opportunity to acquire, preserve, or develop a premier property in the Hudson Valley, historically called the "Hang Gliding Capital of the East" Ellenville Flight Park, located about 75 miles north of New York City is one of the oldest and most storied free flight destinations in the United States dating back to the pioneering days of hang gliding in the early 1970's. It is known for epic distance, duration and high-altitude flights, boasting a distance record of 201 miles, altitudes up to 10,500', and a single flight lasting 11 hours. The 16-acre launch, at 1,350 feet in elevation is celebrated for its reliable ridge, thermal and wave lift conditions, and it offers awe-inspiring Catskill & Shawangunk Mountain and valley views for both the pilots above and spectators below. The landing zone is a massive 20-acre, clear open field for safe approaches and smooth landings. The LZ is flanked on the West by 680 feet of shoreline along Sandburg Creek, a meditative flowing trout stream. This is the perfect setting for camping, swimming and enjoying the surrounding mountain and valley views, before, during and after a day of activity. Improving the site is a two-family home that has served as a flight shop and is now a residence along with outbuildings that could be utilized as shops or studios. Fertile and organic, the land is also blessed with a clear freshwater pond and over 13 acres of mature, park-like forest. Total land is 53+ acres. All of these attributes—the "Hang Gliding Capital of the East" launch and landing zone, its proximity to Minnewaska State Park and Mohonk Preserve for hiking and rock climbing, local streams, lakes and parks, farm to table restaurants, wineries and breweries create the perfect location for a private estate, boutique hotel, or scaled residence with eco-cabins and camping gives the property the ability to be "the" adventure destination of the Hudson Valley.
