Village Green Realty was founded in 1991 by Joan Lonergan, an Ulster County native. Joan glimpsed an opening in the market for someone willing to work with everyone, whether they were looking for a luxury property or a small parcel of land. Joan opened an office on the Woodstock Village Green and became one of the few female real estate brokers at the time. What Joan began has grown to six offices, 150 agents and 23 support staff who serve six counties. Village Green’s agents, management and staff are lead by the guiding principles Joan assigned herself:

In 2001 Joan became a Coldwell Banker affiliate, aligning with a trusted brand that shared her values and provided a powerful marketing platform. In the early 2000s, Joan began to search for a partner who would continue her legacy of female leadership and grow the company’s services and sales without losing sight of the original vision. The Coldwell Banker Village Green family is now headed by Candida Ellis, who has guided its growth over the past decade. She’s joined by Chief Operations Officer Guy Barretta, formerly of Coldwell Banker Corporate. Together they provide a focused local leadership that has moved Coldwell Banker Village Green Realty into Coldwell Banker’s Chairman’s Circle, among the top 9% of Coldwell Banker affiliates.

 

A Message from Candida Ellis, Broker/Owner

 

I came to this country from England as a teenager to attend high school in New York City. I completely fell in love with the city and after moving to Palm Beach and working as a corporate aircraft broker and living in Los Angeles for some years, I found my way home to NYC in the mid-’90s. I was lucky enough to purchase a little Victorian home in Kingston as a weekender in 1998, and after the tragic events of September the 11th, I decided to take a leap of faith, as so many have, and move to the Hudson Valley permanently. Twenty years later, I still marvel every single, solitary day at the beauty, diversity, culture and amazing lifestyle here. As luck would have it, Joan and I met, and I began working for Village Green Realty in 2006. Fast forward…a perfect partnership grew!Together we have a fantastic time every day growing our business. Joan and I share a simple philosophy: integrity, unparalleled service to our clients, and straight-forward business practices. And I get to share my discovery of this wonderful place and amazing lifestyle every day. (I’m pretty sure the secret is out.)

Digital Advertising

Our customers are online. We meet them where they are, using our digital advertising partnership with a real estate exclusive digital marketing agency. This agency creates automated digital advertising for every property we list and sell and for all our agents. 

When you list or sell a property, the agency identifies potential buyers and sellers based on their search history and displays an ad for that property to them. Ads are displayed on the sites those buyers and sellers visit for one week. Your ads might appear on Facebook, ESPN.com, NYTimes.com, Instagram, Yahoo.com, or CNN.com. Your face will appear on every one of your ads, and your ad will have thousands of views in the first week. 

After the first week, you can choose to extend your ads at a discount of 15% below market rate just because you are a Coldwell Banker Village Green Realty agent.

 

Photography & 3D Tours


In order to give our clients an excellent real estate experience we employ a photographer and graphics staff. As part of our Marketing Assistance Program (MAP) we offer agents professional, edited photography and 3D tours at a remarkably discounted rate ($100/property compared with the $700 open market rate).

 

Custom Marketing Plans & Design Services

After decades in real estate we’ve found that the time-consuming nature of designing promotional materials and prospecting campaigns is a barrier to agents promoting themselves. We remove the barriers. Design services are offered at far below market rate, and the design process is streamlined. If you need help writing copy for a prospecting letter or postcards, we have on-staff writers who will help.

 

Lead Management

We Distribute Thousands of Sales Leads Every Year

Our system calls you within seconds of a customer making an inquiry. Leads are routed to you based on the areas and price ranges you prefer to work in. You can follow up through our CRM (Customer Relationship Management) program. You’ll be able to see the listings and pages your clients have viewed, set up weekly or daily email campaigns with new listings, send them messages, and remind yourself to call or text them. We monitor your incoming leads and update your database so that new leads receive your personalized newsletter and market reports.

We believe that home is about community. Coldwell Banker’s partnership with St. Jude Children’s Research Hospital allows us to contribute to and promote an important cause. Our calendar has plenty of events that are just for us, too! We love to have fun and do a little good. Each year our Sales Managers identify a calendar of worthwhile community events, then we go all-out! When we select events, we prioritize the organizations our agents have dedicated their time and talents to. From the drive-through holiday gift pickup we did during the pandemic to a “Hootenanny” at Candida Ellis’ farm, our staff loves to plan a great party! It’s one of the ways we celebrate the hard work we do together.
