5 Reasons to Build In New Paltz

 

#1. You Can Feel Comfortable About Re-Sale Value

Of course if you're building your dream home you plan on living there forever right? The reality is that every home was built by someone and they generally get re-sold. If you're going to invest a lot of your time and money building a home you want to feel secure that when it comes time for you or your family to sell it there will be a buyer out there. New Paltz is an incredibly stable town. It has a vibrant downtown and an incredibly valuable and likely permanent asset, SUNY New Paltz. Over the past five years a lot of investment has gone into updating SUNY New Paltz. As a result applications are pouring in and the acceptance rate (the number of students who are accepted compared with the much larger number that apply) is the second lowest in the SUNY system. In other words, SUNY New Paltz is a cornerstone of the SUNY system and as long as there's a SUNY in New Paltz, there will be a fluid real estate market. 

 

 

#2. You'll Have Options

New Paltz is right off the New York State Thruway. It's right across the Hudson River from Poughkeepsie. It's at the bottom of Ulster County. It's convenient location means that you'll have many options when it comes to contractors and subcontractors. It's a far more convenient place to build than some of the more remote corners of Ulster and Greene counties. 

 

 

#3. Many of the Properties Are Offered Ready To Build

There are so many steps to take before you can bring in the backhoes to start digging your foundation. At the very least you need to have the land surveyed, this can come with a price tag of anywhere from $1,500 to $15,000 depending on lot size. You need to have engineers identify locations for a septic system (and a backup location for a second septic field should the first ever fail) and run percolation tests to ensure the viability of the sites. At the very least this will cost $500. Board of Health approvals then need to obtained which is time consumming. But because of the availability of contractors you'll find many properties for sale in New Paltz are a bit further along in the process then in some other areas. 6 months into the build you'll be so grateful you saved time and money in the first steps.

 

 

#4. Diversity

New Paltz has every type of architecture, from some of the oldest colonial stone homes in the country to victorians, from raised ranches to glass-walled modern masterpieces. If you're one of those people who is concerned about how their neighbors might feel about their home style choices you can relax completely. Your new neighbors have seen it all.

 

 

#5. New Paltz is FUN!

This is really the big one. There's a lot to do in New Paltz. In part because of SUNY but also because of the town's history, location and length of establishment as a residential and recreational area New Paltz has a constant energy to it. There are arts groups, outdoor groups, classes in everything under the sun, country fairs....it's never ending. If you are seriously outdoorsie but need to have a selection of sushi restaurants at your fingertips New Paltz is the place to buy land. If you love country and culture equally you should look long and hard at New Paltz. If you are an entrepreneur and want to live where you work New Paltz might very well be for you. Address: 241 Route 208, New Paltz

Where is that?: Close to the Village of New Paltz and bordering the Rail Trail. How great would it be to access everything great about the Village via the Rail Trail.

Acreage: 1.65. If you want a manageable lot, you're in luck. Some people aren't looking for acres and acres of land. If having a nicely (or even lavishly) landscaped lot is important to you, you may want to keep it on the smaller side.

Bonus: First of all, did you catch the name of the road? Mountain Rest Road. It just trips off the tongue doesn't it? The lot is surrounded on 2 sides by the Catskill Aqueduct which ensures that you won't some day be residing in suburbia despite your best intentions.

 

Address: 51-55 Horsenden Road, New Paltz

Where is that? Slightly North of the Village, close to the Thruway exit, very near New Paltz Golf Course.

Acreage: A total of 30.43 acres with 7 lots varying in size from 1.8 to 9.5 acres.

Bonus: Seller is willing to consider financing. Seasonal mountain views. The preliminary approvals for the subdivision are in place. Over $100,000 worth of survey work and engineering has already been done!

Where is that? Well...it's not technically in New Paltz. While many would argue Gardiner's own merits it is often considered an extension of New Paltz. This property is, in fact, in the New Paltz School district. It's 10 minutes from the Village and 10 minutes from Mohonk Preserve.

Acreage: 2.9
