Unconventional Equestrian

Orange County Equestrian Townhouse

I don't think there are too many human beings on this planet who don't love horses. They're beautiful, they're powerful, they have dreamy eyes, they even smell nice in that horsey way, and they carry us on their backs, wild and free! Woo-hoo! We all love them! (As a side note, everyone loves great real estate too).

There are different levels of horse love:

Level One: Admiration - these people are likely to have a gorgeous horse photograph on their living room wall, but you won't catch them mucking out a stall...ever. Maybe they take a yearly trail ride.

Level Two: Puppy Love - these people like to ride, they probably rode a lot when they were kids. But they're not willing to devote big chunks of their week to horse related pursuits.

Level Three: Devotion - these people like to ride a few times a week. They might even own a horse. But owning a conventional horse property is not for them, either because they don't want the maintenance or it's beyond their budget.

Level Four: Ga-Ga Life Long Devotion - these are the people who want their horses within shouting distance at all times. Stall mucking is an art for these folks. They might have more than one mode for transporting their best buddies from event to event, and they spend a big bulk of their time happily caring for them.

Most equestrian properties are for this last group. The Ga-Ga's! They need lots of land, a big barn, and a big mud-room, and they are willing to put up with the significant price tag.

This property offers an alternative.

This property is for The Admirers, The Puppy Lovers, and The Devotees.

Imagine spending the day riding, and then walking home along a country road, to your gorgeous townhouse.

Ahhh, the townhouse. Perhaps the most perfect type of real estate to own.

You've had a full day. You walked the paths of the 40 bucolic acres where your home sits. A few months ago you selected the best place to board your horse from one of ten stables nearby. Your horse is well cared for in a space that you don't have the trouble of owning and maintaining! You approach your home, the "Harriman Carriage House. It's an enchanting stone cottage built in 1923 and perfectly renovated with excellence, great design and high-end finishes in 2011. The partial stone exterior is complemented by board and batten siding in a really pretty shade of green. It's picturesque.

You walk in to your beautiful home with upscale finishes everywhere you look. There's an open floor plan kitchen and dining room with Decora cabinetry, granite countertops and Bosch appliances. You look out through one of the lovely architectural windows to your terrace. You'll have a cocktail out there later. For now you click the button to turn on the fireplace and kick off your riding boots, pad across the shiny hardwood floors and drop onto your couch to plan your day tomorrow. Here's what you don't have to include in that day. Mowing the lawn, raking the leaves, black-topping your driveway. You get the picture. This is a condo. You don't need to do anything but decorate and enjoy your home.

The condominiums at Blackburne Farm offer the owners the ultimate freedom to enjoy country life in a truly beautiful setting, with very little trouble. Just one hour from the city, Campbell Hall is rural yet close to many of the great villages and towns that make Orange County a wonderful place to live; Goshen, Warwick, Newburgh, and Middletown are just minutes away. You can take advantage of them all. There is a golf course within minutes and Stewart State Forest has 67,000 acres of recreational paths for riding, skiing, and hiking. If you like to fish you can take advantage of the stocked pond within the development or seek a challenge and Stewart. Soon the complex will even have a clubhouse with a community room and a gym. If you're concerned about making a quick getaway Stewart Airport is nearby and there's a smaller private airport a stones throw away. Need a stable recommendation? Twin View Stables. And Blue Sky Polo Club is within walking distance!

Let's face it. Even if you're not interested in ever riding a horse, owning a townhouse in Campbell Hall is a pretty great option.

Great idea for most of us! And.... for those level four Ga-Ga Life-long devotees of everything horse, try looking in Ulster County for that perfect equestrian property. We have lots of them!
